Operations and Maintenance Services
The Facilities Operations and Maintenance Team is responsible for campus-wide preventive, corrective, and reactive maintenance and repairs, 24 hours a day, to the facilities and their systems. We aim to ensure the buildings and its systems are reliable and are operating as effective and efficient as possible. Licensed and unlicensed technicians as well as outside contractors work in the following four shops and sections:

We focus on ensuring your buildings are safe and usable for the intended Brandeis purpose. Work is broken down into five sub-categories:
- General Carpentry: Wood structures, furnishing, doors, windows, handrails and cabinets
- Building Envelop: Roofs, exterior walls/masonry
- Elevators and Lifts: passenger and service elevators, wheelchair lifts, and dumbwaiters
- General Maintenance (24 hours service): Non-technical maintenance needs, hanging white boards/pictures, changing HVAC filters, assembling furniture
- Locks and Keys: Installation and/or repairs to locks, door handles, and lock sets on new or existing doors, key replacement and core changes, seasonal lock changes (hard key systems only)
We focus on ensuring power is supplied to campus and working correctly on all of our facilities and grounds. We work on all lighting (interior and exterior), power supply, outlet and switch work, generators and building fire alarms.
If you need to disarm any part of the fire alarm, a Fire Alarm Request Form (pdf) needs to be filled out and submitted with a service request. The form must be submitted at least three business days in advance.
We focus on ensuring your facilities are at the right temperatures and your air flow is working properly. We work on all HVAC components, boilers, air compressors, vacuum pumps, variable frequency drives (IVF), humidity levels, heat pumps and ductwork.
We assist the Energy Manager with managing our automotive HVAC systems (Siemens and ALEC).

We focus on ensuring your water is safe and drinkable and that your toilets flush. We work on water pipes, drain lines, sewer lines, toilets, sinks and showers.

Summary of Services
Operations and Maintenance Services provides daily routine maintenance and support for each building on campus. There are times that Operations and Maintenance Services may be able to provide services beyond these routine services for a fee. If you would like to request additional services you will need to submit a service request along with a cost center number well in advance of when you will need these services performed. A member of the Facilities Services Team will contact you regarding the scope of work, a cost estimate and schedule.

- Ceiling tile replacement and repair

- Doorstop installation
- Replacement and/or repair of carpets, floor tiles, linoleum, vinyl floors, wooden floors, and other floor surfaces in public spaces
- Furniture repair in public spaces
- Mirror replacements in restrooms and public spaces
- Wooden railings and steps repair
Elevator
- All general elevator maintenance and repairs
General Maintenance
- Building and occupancy inspections
- Public space inspection
Painting
- Routine touch-up painting in public spaces based upon a reasonable but not cosmetic standard of care
- Planned painting in public spaces as per schedule
- Painting needed due to maintenance work/issues
Structural Maintenance
- Roof maintenance and repairs
- Structural waterproofing
- Building window leaks and caulking
- Gutter and downspout maintenance
Lockshop
- Installation and/or repairs to locks, door handles, and lock sets on new or existing doors
- Key replacement and core changes (hard key systems only)
- Seasonal lock changes

- Alarm monitoring and alarm response for Facility Services owned building and equipment alarms
Electrical
- Ballast replacement (facility lighting)
- Circuit breaker resets, repair or replacement
- Electrical distribution repair
- Emergency generator and circuit service
- Emergency lighting
- Facility fixture cleaning and relapsing
- Building facility lighting control systems
- Exterior lighting

HVAC - Heating
- Building heating systems for academic and administration buildings and some resident halls
HVAC - Refrigeration
- Building chillers
- Building air conditioning systems for academic and administration buildings and some resident halls

- Restroom equipment maintenance and repair and replacement
- Drinking fountains in public spaces
- Emergency eye wash and shower annual maintenance
- Facility wide systems chilled water
- Water, gasses, and vacuum
- Leaks, facility drain stoppages, and flooding
There are times that Operations and Maintenance Services may be able to provide services beyond the routine services for a fee. Pass-through service are services provided to the university by outside vendors and are requested through the facilities services work order management system. Facilities only manages the request for the outside vendor.
Moving Services
Olympia Moving handles moving services for the university. Estimates are provided by Olympia Moving for the scope of the work. Please place a service request for an estimate. Moving services include the following:
- Rearranging or transporting furniture or department equipment
- Delivery of items from surplus furniture program
University Services and Dining Equipment
Facilities Services handles all utilities (electric, heat, gas, and water) up to the point that an outside contractor is used for the scope of the work to be done on the equipment needing repair. Estimates can be provided for the work. Please place a service request for an estimate.
- All work performed on dining equipment, laundry and vending equipment and dedicated systems
- Maintenance or repair of dedicated dining building elements (grease traps, ventilation hoods/shafts) connected to departmental equipment and appliances
- Ice machines
- Walk-in freezers
- Walk-in coolers
Facilities Services support is limited to university facilities and property. Due to liability risks, Facilities Services is unable to loan out equipment to contractors, faculty, staff, or students.
